DJ MARKET TALK: Singapore Exports Slump In August; Pressure On MAS

0030 GMT [Dow Jones] Singapore's key non-oil domestic exports contract 10.6% on-year in August, a much sharper fall than a 3.0% decline tipped by 11 analysts in a Dow Jones Newswires poll as the tepid global economy drags on both electronics and non-electronics shipments. The hefty slump comes after exports rose a revised 5.7% in July. Exports from both the key electronics sector and the volatile pharmaceuticals segment swung into contractionary territory in August from the previous month--electronics in particular posted a 11% decline after expanding 2.0% in July. The dismal numbers could put pressure on the Monetary Authority of Singapore to take steps to support growth, even as inflation remains a significant concern for the central bank. Measured on-month in seasonally-adjusted terms, non-oil domestic exports decline 9.1%, a far more acute drop than the 0.7% contraction expected by economists in the same poll

US TECHNOLOGY SECTOR

 Western Digital (WD, the world’s second largest

hard disk drive player reduced its Sept ’12 quarter

sales forecast from its previous US$4.2-4.3bln to

US$3.9-4bln and also reduced the total market for

hard disk drive forecast from its previous 157mln

units to 140mln citing weaker than expected end

market demand from Europe and China.

 The above is in line with what Intel Corp, the

world’s largest PC chip producer said a week ago.

 WD fell 1.7% in after hours trading.

 We understand that besides weaker than expected end

market demand from Europe and China, the other

factors impacting the PC market is that end users are

awaiting the launch of Microsoft’s new Windows 8

operating software in Oct ’12 before upgrading and also

cannibalization from tablets and smartphones.

 While hard disk drive stocks such as Broadway,

Armstrong and Cheung Woh could benefit from

positive spill-over effects from QE3 in the US and OMT

in Europe, their near term fundamentals are likely to

remain weak for a while.

STI IndexInvestigation into the various issues of S-REITs

Positive on REITs despite market volatility. Since the beginning of the year, the Straits Times Re Invest Trust Index (STREIT Index - an index which tracks the performance of S-REITs) has risen by 25.1%, outperforming the STI (+12.5% YTD). Going forward, as the Singapore dollar continues to remain strong, coupled with volatility in the global market and negative real interest rates (after taking inflation into consideration), we expect REITs as a sector to remain positive for the rest of FY12.

An attempt to gain an understanding on the performance of REITs over time. Although the fundamentals of REITs continue to remain stable amid concerns on volatile global macroeconomics, we believe it is vital to gain a deeper understanding on how REITs perform historically such that we can gain an insight of the strength and weaknesses of REITs over time. In addition, by analysing the performance of REITs with assets primarily in Singapore, we aim to gain a better understanding of the defensiveness of the REITs sector under various market conditions.

Performance of STI differentiated into different periods. For the purpose of this study, we have analysed and compared the total return of all 17 REITs (excluding REITs that were recently listed and REITs with significant amount of assets overseas) from the day the REITs were listed till 31st September 2012. Since 2002 (when the first REIT was listed), the STI has experienced periods with sharp corrections amid global volatility. During each of these periods, the STI was marked by sharp corrections over a relatively short period of time. For the purpose of this study, we have differentiated these periods into the following eras:

 Before October 2007 (Bull Market)

 October 2007 – March 2009 (Bear Market)

 March 2009 – January 2010 (Mini Bull Market)

 January 2010 – September 2012 (Flat Market)

REITs with significant investment outside Singapore and recently listed REITs were omitted from study. Only 17 of the 24 property REITs listed in Singapore were selected for our study. The REITs not included were namely: AIT, CRCT, Fortune, Lippo Malls and Saizen. The reason these REITs were omitted is due to their large holdings in overseas properties where both revenue and returns could be subjected to the fluctuation in foreign currencies and the stability of economies in those particular countries. In addition, Ascendas Hospitality and Far East Hospitality were left out as both REITs were only listed recently and do not have enough historical data for the purpose of this study.

REITs differentiated into four different groups. For the purpose of easier interpretation, the 17 REITs that were picked for this study were further segregated into four different sub-sectors, namely: Industrial, Integrated Offices, Retail and Hospitality.

REITs liked by investors for high dividend. REITs are usually favoured by investors for their stable income and high dividend payout as it is mandatory that at least 90% of the distributable income have to be paid out as dividend in order for REITs to enjoy their tax free status. However, the very same reason that provides investors with high dividend payout also lead to another unique and potentially hazardous character of REITs – rights issue and/or private placement.

But share issues could potentially lower DPU. Since REITs have to payout most if not all of its available income, a REIT usually has to issue more shares to raise capital if an acquisition is to be made. As share issuance (and placements) are part and parcel of REITs, higher distributable income at times may not necessarily translate to a higher dividend per unit (DPU). In order to address this issue, we have collected the data of both distributable income and DPU of all 17 REITs mentioned above and analysed them over time in the following section of this report.

REITs DPU do not appear to be defensive during bad times. Although REITs as a group have commonly been perceived to be stable and defensive particularly during uncertain times, a study on the amount of DPU being paid out over time (as demonstrated in Figure 2(a) through (f)) indicates that this may not be true. Broadly speaking, during the global financial crisis (indicated as bear market in the charts) the dividends paid out by respective REITs all fell with the exception of CapitaCommercial Trust, Suntec REIT, Starhill Global and Frasers Centrepoint Trust.

DPU usually recover back to historical level but not necessarily for troubled REITs. Figure 2 further indicated that although DPU may fluctuate in the short run, if a REIT is well-managed, DPU could eventually rise back to historical levels. On the other hand, when a REIT is badly managed, it may take longer than usual (or if ever) for the DPU to rise back to its historical level; as in the case of Allco REIT (now known as Frasers Commercial Trust or FCOT) and Macarthur Cook REIT (renamed as Aims AMP Capital Industrial REIT or AAREIT).

Retail sales in July slumped 2.9% y-o-y. Excluding motor

vehicles, retail sales were 0.7% lower. Seasonally adjusted,

retail sales were up 0.4% from June, but down 0.8% m-o-m

when motor vehicle sales were stripped out. Retail sales of

motor vehicles dropped 9.7% in July 2012 over July 2011 but

rose 4.9% m-o-m seasonally adjusted. Sales of watches &

jewellery and of recreational goods registered declines of

4.2% and 3.8% while retailers of medical goods & toiletries

saw an 8.6% rise in sales and retail sales of supermarkets rose

5.5% y-o-y in July. Meanwhile, sales of food and beverage

services rose 1.6% y-o-y in July, but decreased 1.4% when

comparing month-on-month (seasonally adjusted).

Olam International has priced a US$500m issuance of five-year

senior notes, after an intraday book-building exercise resulted

in an oversubscribed order book of US$1.6bn. The offering

was priced at a final coupon of 5.75%, well within initial

guidance in the region of 6%.

SembCorp Marine has acquired the entire share capital of

wholly-owned subsidiary of SLP Engineering (SLP). SMM will

pay about £2.5m for both shares and settlement of the

intercompany loans of SLP. The deal will be completed only

upon certain conditions being met. The NTA of SLP is about

£0.7m. Following the acquisition, SMM will now have a

footprint in the UK, providing synergistic support and reaching

out to its North Sea clientele. Sembmarine SLP offers the

opportunity for future growth in new business areas within

the renewable energy sector as well as in the fabrication of

minimum facilities platforms (MFP) for marginal oil and gas

fields in the North Sea and Asia Pacific waters.

Cambridge Industrial Trust has entered into separate

agreements for the proposed acquisition of the property

located at 30 Marsiling Industrial Estate Road 8 for S$39.0m

and the property located in 11 Woodlands Walk for S$17.3m.

The Manager believes that the acquisition of the Marsiling

Property and the Woodlands Property are high quality

industrial assets which will strengthen CIT’s presence in

northern part of Singapore.

China International Holdings is proposing to acquire 55% of

Triumph Kind Investment, in order to acquire a 55% equity

interest in Yichang Xinshougang Property Development

Company, which holds the land use rights of the land located

in Meiziya Village, Xiaoxita, Yilling District, Yichang City, Hubei

Province, the PRC with a total site area of 587,726 sqm. The

purchase consideration for the proposed acquisition is

HK$550m.
